This page sets out the terms on which you use propfetch.com (the “Site”) and how we handle personal information you share with us. The Site is operated by PropFetch Technologies LLP (“PropFetch”, “we”, “us”, “our”), a limited liability partnership registered in India, with its registered office at 29, Uttarahalli, Balaji Nagar, Chikkalasandra, Subramanyapura Police Station, Bangalore South, Bangalore – 560061, Karnataka, India.

By using the Site or creating an account, you confirm that you have read and agree to both parts of this page: Part A — Terms of Use and Part B — Privacy Notice. If you do not agree, please do not use the Site or register an account.

Part A — Terms of Use

1. Who we are and what we do

PropFetch is a real estate advisory. Through the Site we share property information and advisory content, and provide tools to help you consider buying, selling, renting, or investing in property. We aim to advise honestly; we are not a high-volume listing portal, and we do not claim to represent every property or every market.

2. Information is provided in good faith, not as a guarantee

Property details, prices, areas, availability, and other information on the Site are provided for general information only and may change or contain errors. We do not warrant that any listing or figure is accurate, current, or complete. You should independently verify any information — including title, measurements, approvals, and pricing — before acting on it.

3. Not a substitute for professional advice

Advisory content on the Site is general in nature and does not constitute legal, financial, tax, or investment advice, and does not create an advisor–client relationship on its own. You should seek your own professional advice and conduct your own due diligence before making any property or financial decision.

4. Your account

To use certain features (such as saving properties), you may create an account by providing a username and email address. A password is generated and emailed to you. You agree to provide accurate information, to keep your login details secure, and to be responsible for activity under your account. You may ask us to close your account at any time (see Part B).

5. Acceptable use

You agree not to use the Site unlawfully or in a way that harms the Site or others. In particular, you agree not to: attempt to gain unauthorised access to any system or account; scrape, harvest, or bulk-copy content or data; upload malicious code; or misuse any contact or enquiry feature. We may suspend or remove accounts that breach these terms.

6. Intellectual property

The Site’s content, branding, and the “PropFetch” name and wordmark are owned by or licensed to PropFetch Technologies LLP and are protected by law. You may view and use the Site for your personal, non-commercial purposes. You may not copy, reproduce, or reuse our content or branding without our written permission.

7. Third-party links and tools

The Site may link to third-party websites or tools (for example, external property or mapping tools). We do not control those services and are not responsible for their content, availability, or privacy practices. Using them is at your own risk and subject to their own terms.

8. Limitation of liability

To the fullest extent permitted by law, PropFetch is not liable for any indirect or consequential loss, or for any loss arising from your reliance on information provided on the Site. Nothing in these terms limits any liability that cannot be limited under applicable law.

9. Changes to these terms

We may update these terms from time to time. The version published on this page, with the “Last updated” date above, is the current one. Continuing to use the Site after a change means you accept the updated terms.

10. Governing law and jurisdiction

These terms are governed by the laws of India. The courts at Bengaluru, Karnataka shall have jurisdiction over any dispute arising from the Site or these terms, subject to applicable law.

Part B — Privacy Notice

This notice explains what personal data we collect, why, and the choices and rights you have. It is provided in line with the Digital Personal Data Protection Act, 2023 (the “DPDP Act”). For the purposes of the DPDP Act, PropFetch Technologies LLP is the Data Fiduciary and you are the Data Principal.

1. What we collect

We collect personal data only when you choose to share it with us, through the following:

  • When you create an account: the username and email address you enter when you register. A password is generated and emailed to you.
  • When you contact us or send an enquiry: your name, email address, phone or WhatsApp number, your area of interest (such as buying, selling, investing, or a general enquiry), and the content of your message.
  • When you apply to work with us as an agent: your name and contact details, your RERA registration number, your experience, and your areas of operation.
  • When you use Bhoomi Lens: we may collect your name and contact details to give you access to the tool.
  • Technical information collected automatically: basic data such as your IP address, browser type, and similar information your device sends when you visit, used to operate and secure the Site.
  • Anti-spam verification: when you register, we use Google reCAPTCHA to tell humans from bots. Google may collect device and usage information for this purpose, subject to Google’s own privacy policy.

We do not collect payment information through the Site, and we ask you not to send us more personal data than is needed for the purpose at hand.

A note on Bhoomi Lens. Bhoomi Lens surfaces information drawn from publicly available government and official land records. That information is provided for convenience and general reference only; it may be incomplete, out of date, or contain errors in the underlying source records. You should independently verify any land-record detail with the relevant official authority before relying on it.

2. Why we use it (purpose)

  • To create and manage your account, and to email you your password and account-related messages.
  • To let you use account features such as saving properties or searches.
  • To respond to your enquiries and messages, and to follow up on your advisory or property interest.
  • To assess and respond to your application if you apply to work with us as an agent.
  • To provide access to tools such as Bhoomi Lens.
  • To keep the Site working, secure, and free from spam and abuse.

We use your contact details to respond to your account, enquiry, or application only. We do not send marketing emails on the basis of your sign-up or enquiry. If we introduce marketing communications in future, we will ask for your separate consent first and update this notice.

3. Consent and how to withdraw it

We process your personal data on the basis of the consent you give when you register, submit an enquiry or application, or otherwise choose to share it with us. You can withdraw your consent at any time — which is as easy as giving it — by contacting us at the address in section 8. Withdrawing consent may mean we can no longer provide the related service (for example, we would close your account). Withdrawal does not affect processing done before you withdrew.

4. Who we share it with

We do not sell your personal data or share it for others’ advertising. We use a small number of trusted service providers who process data on our behalf, only as needed to run the Site:

  • Hosting: our website and its database are hosted by Hostinger.
  • Email delivery: account and system emails are sent using Brevo.
  • Spam protection: Google reCAPTCHA, as described above.

Internally, enquiry and application form submissions are delivered by email to authorised PropFetch personnel who handle your request. We may also disclose information where required by law or to protect our rights, users, or the Site.

5. Cookies

The Site uses a small number of cookies and similar technologies that are necessary for it to function — for example, to keep you logged in, to remember basic preferences, for site caching, and for reCAPTCHA. You can control cookies through your browser settings, though some features may not work if you block them.

6. How long we keep it

We keep account data for as long as your account is active. We keep enquiry and application data for as long as needed to deal with your request and for a reasonable period afterwards. If you ask us to close your account, withdraw consent, or delete your data, we will do so, except anything we are required to keep by law. We do not keep personal data longer than needed for the purposes above.

7. Your rights under the DPDP Act

As a Data Principal, you have the right to:

  • Access a summary of the personal data we hold about you and how we process it.
  • Correct, complete, update, or erase your personal data.
  • Grievance redressal — raise a concern with us about how your data is handled.
  • Nominate another individual to exercise your rights in the event of death or incapacity.
  • Withdraw consent at any time, as described in section 3.

To exercise any of these, contact us using section 8. We will respond within the timelines required under applicable law.

We aim to acknowledge grievances promptly and resolve them within the period required under the DPDP Act and its Rules.

9. Security

We take reasonable steps to protect your personal data, including access controls on our systems. However, no website or method of transmission is completely secure, and we cannot guarantee absolute security. Please keep your own login details confidential.

10. Children

The Site, account registration, and our forms are intended for adults (18 years and over). We do not knowingly collect personal data from children. If you believe a child has provided us data, contact us and we will delete it.

11. Changes to this notice

We may update this notice as our practices or the law evolve. The current version is the one published here, with the “Last updated” date at the top. Where a change is significant, we will take reasonable steps to bring it to your attention.
